House Rules & Policies
We maintain high standards to ensure a comfortable and safe stay for all guests.
- Strictly NO smoking: violation incurs a £300 penalty.
- Noise Curfew: no loud noise after 10pm
- Unregistered guests: only the booked number of guests are allowed to stay. Extra guests = booking cancellation and loss of deposit.
- Lost keys/ lockouts = £50 call-out charge, £250 locksmith charge for lost keys
- Refundable damage deposit: £250 pre-authorised before check-in
- Important: failure to comply with house rules may result in eviction with no refund.

Additional Fees (Early Check-In and Late Check-Out
We offer early check-in and late check-out, but availability depends on the day’s schedule.

Early check-in prices:
- 12 pm to 1pm - £100
- 1pm to 2pm – £80
- 2pm to 3pm - £40

Late check-out prices
- 10am to 11am - £20
- 11am to 12pm - £40
- 12pm to 1pm - £60
- 1pm to 2pm - £80
- 2pm onwards: purchase of an extra night

We charge these fees because late check-outs affect cleaning schedules and incoming guest arrivals.

Long-Term Stays (28+ Days)
For stays over 28 nights, we require:
1. A mid-stay clean (or an inspection if declined)
2. A valid government-issued ID before check-in

Need extra towels, linens or cleaning? Additional fees apply. Please request at least 24 hours in advance.
