The space
Welcome to the 8-bedroom Farmhouse, a captivating countryside retreat in the heart of Warwickshire, where comfort meets sustainability. Perfect for family gatherings or trips with friends, this spacious home sleeps up to 19 guests, offering flexible bedrooms, luxurious suites, and indulgent bathrooms the ideal setting for unforgettable stays.

On the first floor, the elegant Master Suite features a bed that can be set up as a superking or twin, complete with an ensuite bath and shower. Bedrooms 2–5 offer the same flexible arrangement, while the Family Room sleeps up to five with a superking/twin, day bed, and extra single. Three additional family bathrooms include a bath with whirlpool jets, a bath with shower, and a shower-only option, all beautifully finished.

The ground floor hosts Bedroom 7 and the luxurious Sage Suite, which enjoys its own ensuite. Both rooms feature flexible beds to suit every guest.

From the formal dining room that seats 20 to the breakfast room for six, mealtimes are a joy for family and friends. The fully equipped kitchen makes cooking together effortless, whether whipping up a hearty breakfast or a celebratory feast. A scullery kitchen adds extra space for prep and storage, keeping everything organised and stress-free, so every culinary moment is relaxed, fun, and shared.

The living room invites everyone to unwind, with three generous sofas, a projector smart TV, and ample space to gather, chat, or simply sink into comfort.

For entertainment, the games room offers a smart TV, soundbar, bar seating, pool table, dartboard, and table football, perfect for lively evenings with family and friends.

Step outside to enjoy the front lawn with summer seating, a fire pit, and BBQ, perfect for long, lazy afternoons. Gather in the inviting shared courtyard or head to the newly laid multi-use court for Tennis and Pickleball, with equipment provided and free to play. For guests with electric vehicles, six convenient EV chargers are available via the PodPoint Guest Portal. Your dogs are welcome to join you during your stay. Up to four dogs are allowed, provided they are house-trained and well-behaved. A pet fee per dog applies and varies depending on the length of your stay.

Guest access
Guests will have full and private access to the entire space during their stay. We want you to feel completely at home. Detailed instructions for self-check-in and arrival will be provided prior to your stay.

Other things to note
The standard rate covers up to 16 guests. For groups of 17 to 19, an extra £15 per person, per night applies. Please let us know in advance so we can prepare beds, linens, and amenities to ensure everyone’s comfort.
