There is one bathroom in the property which is equipped with a toilet, sink and overhead shower.

PARKING:
There is free private parking available in front of the property however, bear in mind that the space at the front of the property is for all residents of the building. Alternatively, free roadside parking is available on a nearby side road. Please note: We cannot accept any responsibility for guests who receive parking tickets for parking outside the house or on-street during their stay.

CLEANING:
Your comfort and hygiene are our priority. The home is professionally cleaned between guests, with fresh linens and towels provided for every stay. Mid stay cleaning, including linen and towel changes, is available upon request.

ACCESS:
Situated on the second floor, the apartment is accessed via a stairway.

✓ Online Check-In Required
To confirm your booking, the lead guest must complete our online secure check-in form, agree to our T&Cs, and provide a valid photo ID.
Online check-in can be done within the guest portal, accessed via a link in your booking confirmation.

✓ Security deposit or damage waiver
You can choose between:
- A fully refundable security deposit of £250 or
- A non-refundable damage waiver of £20/night (capped at £90).

All steps are completed securely online prior to arrival.

*No Parties or Events Allowed
This property is strictly not suitable for parties. Any breach will result in immediate removal by security with no refund. Your Airbnb deposit may be used to cover associated removal and damages.

*Quiet Hours After 10PM
This is a peaceful residential area and there are other apartments in the building. Please respect quiet hours from 10PM onwards.

*No Smoking Indoors: £1,000 Fine
Strict no-smoking policy inside the property. If smoking is detected or evidence found, a £1,000 charge will be applied to cover deep cleaning and damage.

*No Pets
Unfortunately, pets are not permitted at this property.

*Check-In/Out Policy
Early check-in: £20/half hour before stated time (if not pre-approved)
Late check-out (after 10AM): £20/half hour

*Stays over 10 nights
Stays over 10 nights require additional housekeeping for an extra fee of £70, paid within the guest portal, accessed via a link in your booking confirmation. If unpaid, the booking will be reduced to a maximum of 10 nights.
