? No Unregistered Guest - Registered Guests Only.

? Security cameras monitor the front of the property.

? Respect the Neighbours – Keep noise low, especially at night (Quiet time 9pm to 8am)

? No Smoking Indoors - Absolutely NO SMOKING inside. A £250 fine applies for any damage, stains, or smell. You’ll be asked to leave immediately with no refund.

?Illegal Substances or Drugs = Zero Tolerance If we suspect drugs or illegal activity, the police will be notified and all guests will be removed.

? No Parties or Unapproved Gatherings - No parties are allowed. Unapproved guests or parties will result in immediate eviction with no refund.

? No Wedding & Event Policy - Strictly no wedding-related stays (including bridesmaids)

This property cannot be used for weddings, bridal preparations, or related events

? Shoes Off - No shoes on carpeted areas.

?️ Do Not Move Furniture

⏰ Check-Out Time is before 10:00am. We have a cleaning team scheduled, so this must be respected.

? No Pets - We have a strict no pet policy — pets are not allowed on the property.

?️ Damage or Breakage - If you damage or break something, let us know immediately so we can replace.

⚠️ IMPORTANT: MAINTENANCE ISSUES MUST BE REPORTED IMMEDIATELY. If you notice or suspect a leak, dripping water, or anything unusual with the plumbing, you must notify us immediately. Failure to report a known issue will result in a financial claim against you to cover preventable damage.

? Personal Belongings
Guests are responsible for the safety of their own belongings during their stay.
The host accepts no liability for lost, stolen, or damaged personal items.
We recommend guests take out travel insurance to cover valuables.

? No Filming or Commercial Use
The property is for residential accommodation only. No Filming, photo shoots, content creation, or any commercial activity.

? Cleanliness
Please treat the property as you would your own home and leave reasonably clean and tidy on checkout. Thank You ☺️
Excessive mess, stains, or misuse of bins may result in an additional cleaning fee.

? Safety First
Please do not tamper with smoke alarms or fire safety equipment.
No candles, incense, or open flames indoors.
Carbon monoxide alarm and smoke detectors are installed for your safety — do not cover or remove them.

? Damage & Deposit
Guests are responsible for any damage or missing items during their stay.
Damage, broken items, or evidence of rule-breaking will be charged.
Please report any issues immediately so we can fix them quickly.

⚠️ Legal & Insurance Notice
By booking, guests confirm they understand the property is not insured for events, parties, filming, or commercial activities.
Any incident arising from a breach of these rules is the Guests full responsibility.

? Storage Cupboard & Shed is locked- The cupboard under the stairs and the shed is locked, for cleaner use.
