SPACES:
This is a private, self-contained studio. Your bed, kitchenette, bathroom and workspace are yours alone, with optional access to a larger communal kitchen, a second toilet and an outdoor seating area shared with other guests in the building, useful if you need more space to cook or want some fresh air.

BED CONFIGURATION:
One double bed within your own private studio space.

BEDROOM:
A comfortable double bed framed by a statement slatted wall and botanical wallpaper, with a dedicated workspace and hangers, plenty for a longer contract or just a night away.

LIVING AREA:
Your private space doubles as a relaxed spot to work or unwind, with a Smart TV and desk area, plus extra communal seating available elsewhere in the building if you fancy a change of scene.

KITCHEN:
A private kitchenette with fridge-freezer, air fryer, microwave, kettle and toaster covers everyday cooking, with optional access to a larger shared kitchen (oven, hob, washing machines) for anything bigger. The shared kitchen is used by other guests in the building, so please wash up and clear your things away after use.

BATHROOM:
Your own private bathroom with toilet, sink and overhead shower, with a second toilet also available in the shared kitchen area.

OUTDOOR AREAS:
Guests have access to an outdoor seating area, which can be reached via the larger kitchen. This provides a pleasant space to relax, enjoy some fresh air, or unwind during your stay.

PARKING:
No on-site parking at the property, but paid parking is available just steps away in the Sainsbury's car park next door.

CLEANING:
Professionally cleaned between every stay with fresh linen and towels, and mid-stay cleans available on request for longer bookings.

ACCESS:
The studio is on the first floor, with no lift. A smart lock keypad on the main front door lets you into the building, and the same smart lock system opens your studio, so there are no keys to collect. Your personal code and step-by-step arrival instructions are sent through the guest portal before you arrive, so a late arrival is no problem.

The Neighborhood
Coggeshall Road puts you a short walk from Braintree town centre, with its mix of independent boutiques, high street shops, cafés, traditional pubs and restaurants, plus the Braintree Museum and the weekly market. Braintree Village designer outlet is only a couple of minutes away, and with Christmas coming up it's a handy base for a shopping weekend.
It's a genuinely useful base for contractors and business travellers working locally, with excellent road and rail links to Chelmsford, Colchester and London. For downtime, the Essex countryside is right on your doorstep: walk or cycle the Flitch Way, a traffic-free old railway line, explore the lakes and play areas at Great Notley Country Park, or head out to Coggeshall and Finchingfield, two of Essex's prettiest villages, for a pub lunch. Cressing Temple Barns, with its medieval timber barns and walled garden, is around 10 minutes' drive.


Getting Around
Braintree train station is a short walk from the town centre, with Greater Anglia services running to Witham for fast connections towards London Liverpool Street, plus direct trains to Chelmsford and Colchester.
The town centre bus interchange, a few minutes away, covers routes across Braintree and the wider district.
If you're driving, the A120 is close by for quick links to Colchester, the M11 and London Stansted Airport (roughly 25 minutes), and the A131 heads south to Chelmsford.
Parking is available right next door at the Sainsbury's car park, there's no on-site parking at the property itself. Taxis and ride-hailing apps are readily available for local trips.

✓ Online Check-In Required
To confirm your booking, the lead guest must complete our online secure check-in form, agree to our T&Cs, and provide a valid photo ID.
Online check-in can be done within the guest portal, accessed via a link in your booking confirmation.

✓ Security deposit or damage waiver
You can choose between:
- A fully refundable security deposit of £250 or
- A non-refundable damage waiver of £20/night (capped at £90).

All steps are completed securely online prior to arrival.

Safety: The property has working smoke and carbon monoxide alarms, and a fire blanket and extinguisher located in the kitchenette. Please familiarise yourself with the nearest exit on arrival.

*No Parties or Events Allowed
This property is strictly not suitable for parties. Any breach will result in immediate removal by security with no refund. Your Airbnb deposit may be used to cover associated removal and damages.

*Quiet Hours After 10PM
This is a peaceful residential area and there are other apartments in the building. Please respect quiet hours from 10PM onwards.

*No Smoking Indoors: £1,000 Fine
Strict no-smoking policy inside the property. If smoking is detected or evidence found, a £1,000 charge will be applied to cover deep cleaning and damage.

*No Pets
Unfortunately, pets are not permitted at this property.

*Children
This apartment is best suited to adult guests due to limited space

*Shared kitchen & outdoor area
Please leave these spaces as you find them for other guests using the building: wash up after use, and note the shared kitchen and outdoor seating area are common spaces, not exclusive to your booking.

*Check-In/Out Policy
Early check-in: £20/half hour before stated time (if not pre-approved)
Late check-out (after 10AM): £20/half hour

*Stays over 10 nights
Stays over 10 nights require additional housekeeping for an extra fee of £78, paid within the guest portal, accessed via a link in your booking confirmation. If unpaid, the booking will be reduced to a maximum of 10 nights.
