CLEANING & INSPECTIONS
Long-term stays (28 nights or more) include one complimentary mid-stay clean. Additional cleaning can be arranged for a fee (please request at least 48 hours in advance).

For bookings of 28+ nights where a mid-stay clean is declined, an inspection of the property will be scheduled to ensure upkeep and safety compliance. Notice will be provided in advance, and access will be required. Failure to agree may result in cancellation.

ESSENTIALS PROVIDED
We offer a starter set of essentials upon arrival: bin liners, toilet paper, hand soap, shampoo, dishwashing supplies, fresh towels, and bed linens. Please note these are not replenished during your stay. Extra towels and linens are available at an additional cost.

HOUSE RULES:
-Minimum booking age: 21+.
-No events, parties, or gatherings (including stag/hen groups). Breach of this rule will result in eviction and retention of the deposit.
-Pets welcome with prior approval: £20 per pet, per night. Unauthorized pets: £30 per pet, per night.
-Strict no smoking policy throughout the property. Violations incur a £1,000 fine.
-Only registered guests allowed. Visitors must be approved in advance and cannot stay overnight.
-Lost or unreturned keys: £50.
-Unauthorized late check-out that impacts the next booking will result in penalty charges. Non-approved departures after 10 AM incur £45 per hour.
-Guests are responsible for any damages caused. We cannot accept liability for valuables or vehicles.
