Description
Nestled in Kingston upon Thames, Agar House Riverside is a stylish ground-floor 1-bed flat with a double bed and two foldaway single beds, comfortably sleeping up to 4 guests. It offers a cosy riverside retreat with a modern design and direct kitchen access to a garden overlooking the Thames. Perfect for couples, families, or professionals, this apartment combines the comforts of home with an unbeatable Kingston location by the river.
The Space
Inside the flat, you’ll find a bright living room with a dining area, perfect for relaxing or planning your day. The living space has comfortable seating and a Smart TV with Netflix, so you can enjoy a movie night in. High-speed WiFi is available (with easy QR code access) to keep you connected, whether for work or streaming your favourite shows.
The bedroom features a double bed made up with fresh linens to ensure a good night’s sleep for 2 guests. For larger groups or families, we have two foldaway single beds available – ideal for children or extra guests. Let us know if you’ll need the foldout beds and we’ll have them prepared with bedding and extra towels.
The bathroom features a walk-in shower, WC, and sink, all maintained to high standards of cleanliness. Fresh towels and complimentary toiletries are provided for your comfort.
You’ll love the fully equipped kitchen, fitted with an oven, stove, fridge, microwave, kettle, toaster, and all the cookware/utensils you need. Whether you’re cooking a full dinner or just heating up a quick meal, everything is provided. We even leave a welcome pack with tea, coffee, biscuits, and basic cooking spices, so you can settle in with a cup of tea straight away. The kitchen’s back door opens directly to the garden area, making it easy to carry out your breakfast or drinks and enjoy the view of the river. It’s a peaceful spot for al fresco dining or simply watching the riverside scenery.
Other amenities include central heating (you’ll be warm and cosy in all seasons) and a washing machine (located in the kitchen) for your laundry needs. An iron and ironing board are also provided, so you can keep your clothes fresh during longer stays. (Please note there is no tumble dryer, but a drying rack is provided for air-drying clothes.) We supply all bed linens and towels, and you’ll find essentials like soap, shampoo, and toilet paper to get you started.
The flat is on the ground floor of a small residential building (Agar House). There is a very short step/threshold at the building entrance. While not fully wheelchair accessible, the single-level layout with only a minor step makes it relatively convenient for guests with mobility concerns or young children in prams.

Guest Access
• Self check-in: A secure lockbox is located on site for easy self check-in. We will provide you with the lockbox code and detailed check-in instructions which will be released at 11am on the day of your arrival. Check-in is from 4:00 PM onward, so you can arrive at your convenience after that time.
• On-site parking: The flat comes with a dedicated parking spot in a private area next to the building. The parking chain key is provided with your apartment keys. Parking in Kingston can be scarce, so having your own spot is a huge bonus – no hassle of searching for street parking.
• Garden access: You’ll have direct access to the shared riverside garden right outside your kitchen door. Feel free to enjoy this space – it’s perfect for a morning stroll or an evening glass of wine by the water. (Please note the garden is shared with other residents, so do be mindful of others and keep it tidy.)
• Entire home: During your stay, you have full, private access to the flat and all its amenities. Mi casa es su casa – make yourself at home! The only areas off-limits are any locked cupboards (used for housekeeping supplies).

Prime Kingston location: The flat is located on a quiet residential street, yet Kingston’s best attractions are at your fingertips. Within a 5-10 minute walk, you can explore the historic Ancient Market Square, the Bentall Centre shopping mall, dozens of restaurants, cafés, and traditional pubs. Stroll along the Riverside Walk to discover charming eateries (perfect for an evening out). Families will appreciate the nearby Canbury Gardens and riverside playgrounds, while culture lovers can catch a show at the Rose Theatre or visit the local Kingston Museum. And for history buffs, the magnificent Hampton Court Palace is just a short drive or a scenic boat ride away along the Thames!
Interaction
Check-in is fully self-service via a secure lockbox, so you can arrive and let yourself in at your convenience (we’ll provide the access code before you arrive). The property is professionally managed by JF Property Management, and we pride ourselves on offering a friendly, hassle-free stay. While you’ll have complete privacy throughout your visit, our team is always just a call or message away if you need any assistance or local tips. We’re here to help but happy to give you space to enjoy your stay in the flat.
Other things to note
• Check-in/Check-out: Standard check-in is from 4:00 PM and check-out is by 10:00 AM. Early check-in or late check-out may be possible depending on our cleaning schedule and availability. Please request at least 24 hours in advance; an additional fee may apply.
• Residential building: This is a quiet community. Please keep voices and music at a considerate level, especially at night.
• Not a party venue: Strictly no parties or events. Stays are for up to 4 guests.
• No smoking: No smoking or vaping inside the flat. If you smoke outside in the garden, keep away from open doors and dispose of cigarette ends properly.
• Pet policy: No pets permitted.
• Safety: A first aid kit and fire extinguisher are provided in the flat (under the kitchen sink). Please familiarise yourself with their locations and the fire exit route (front door).
• Heating: Central heating is controlled by a thermostat in the living room. There is no air conditioning (typical for UK homes). Opening windows or the garden door usually keeps the flat comfortable in warmer weather.
• Welcome pack: Complimentary chocolates, biscuits, sachet teabags, coffee pods, and cooking basics (salt, pepper, oil, vinegar, spices).
• Longer stays: For stays over a week, a mid-stay clean/linen change can be arranged for an additional fee.
Guest verification and security deposit
To ensure the safety and comfort of all parties, guest verification and a security deposit (or damage waiver) are required:
• ID Verification: After booking, you’ll receive a link to complete a quick identity verification through our secure online portal (photo ID and selfie). Your information is handled securely and used only for verification.
• Security deposit / Damage waiver: Choose either a refundable £250 security deposit (card hold released within 7 days after your stay if no damage is reported) or a small, non-refundable damage-waiver fee that covers accidental damage up to a set limit. Full instructions are provided after booking.
• 72-hour window: These steps must be completed at least 3 days before check-in, or the reservation may be cancelled for security reasons (we’ll send reminders to avoid any issues).
• Why we require this: Professional screening and damage protection help keep the home safe and provide peace of mind for everyone.
Respect for the property and neighbours
Please treat our home as you would your own and be respectful of the community.
• No smoking or vaping inside; no drugs or illegal substances.
• No parties or loud gatherings. Only booked guests may stay overnight; please ask before inviting visitors.
• Quiet hours 10:00 PM–8:00 AM.
• Be mindful when coming and going; people live here year-round.
• Don’t rearrange furniture or remove items from the flat.
• Maintain basic cleanliness and clean up spills promptly.
• Dispose of rubbish in the bins provided and separate recycling where possible.
• Children must be supervised in the garden due to the nearby riverbank.
If house rules are violated, we may intervene or ask guests to leave. Significant violations (e.g., smoking indoors, unauthorised parties) may result in forfeiture of the security deposit and additional fees.
Fees and damages
• Lost keys/fobs: £50 per item (including lockbox or parking chain key).
• Smoking indoors: £150 deep-clean fee, plus any damage.
• Unauthorised late check-out: £50 (or up to an extra night for very late departures).
• Extra cleaning/damage: Excess cleaning or repair/replacement will be charged with evidence provided.
• Pet violation: £100 deep-clean fee; unauthorised pets may require immediate removal.
We don’t charge fees unfairly—they exist as safeguards. Most guests are respectful and leave the flat in great condition.
Check-out and key return
• Check-out is 10:00 AM. Please vacate by this time unless we’ve agreed otherwise.
• Keys: Place the apartment keys back in the lockbox and scramble the code. If you were given a separate parking chain key/fob, leave it on the kitchen table inside the flat or return it to the lockbox as instructed.
• Tidy up (quick checklist):
o Put rubbish in the kitchen bin (or outside bins if it’s a lot/food waste).
o Wash used dishes (no dishwasher; hand-wash and leave on the drying rack).
o Leave used towels in the bathroom or laundry basket.
o Return any moved furniture.
o Ensure windows are closed and lights/appliances are off (fridge/freezer can stay on).
• Final walk-through: Check rooms and cupboards for personal belongings.

Kingston Station is only about a 10-minute walk from the flat (approximately 900 m), making it easy to hop on a train. From Kingston, you can catch frequent direct trains to London Waterloo in around 30 minutes – perfect for day trips into central London. There are also several bus stops just a few minutes’ walk away, including Kingston’s main bus station, with many routes across the city and even out to Heathrow Airport. In short, whether you’re traveling by rail or bus, getting around is convenient and straightforward.
