This bright and self-contained top-floor flat offers easy access to everything you need, whether you’re visiting for business, leisure, or a mix of both. The flat overlooks the beautiful Finsbury Park itself, providing a touch of nature and scenic views right from your window. Enjoy excellent transport links and even free on-street parking during evenings (after 6:30 PM), weekends, and bank holidays for added convenience. The neighborhood is residential and peaceful, yet you’re within quick reach of central London attractions – truly the best of both worlds. Recently refreshed with modern touches, the flat ensures a comfortable stay for all guests.

The Space
A bright and spacious self-contained flat on the top floor, located by beautiful Finsbury Park. The flat can sleep 5 guests very comfortably (across the 2 main bedrooms and the sofa bed). We can accommodate up to 7 guests maximum using the sofa bed for 2 extra people if necessary; however, 7 adults in total would be quite snug given the space and one bathroom. We recommend larger groups only if some members are children, to ensure everyone’s comfort.

IMPORTANT NOTE:
The property features a double bedroom, a single bedroom, and a living room that doubles as a third bedroom with a double bed. Please note, what is listed as ‘Bedroom 2’ also functions as the living area.

Guest Access
During your stay, you’ll have full and private access to the entire flat. This means all the spaces listed above are exclusively yours. There are no shared areas – the flat is completely self-contained. You can come and go as you please using the provided keys or access codes.

For clarity, guest access includes:
- The double bedroom, single bedroom, and the living room/third bedroom (with the sofa bed)
- The shower room (bathroom)
- The kitchen and dining area – feel free to cook and use any pantry items that are provided
- The hallway and entry – giving you a private entrance into the flat

We want you to feel truly at home. Make use of everything in the flat and take good care of it as if it were your own.

Other things to note
Stairs & Accessibility: This flat is located on the top floor and is accessed via two flights of stairs (there is no elevator/lift in the building). Additionally, inside the flat there is a staircase connecting the entry level to the main living areas (since it’s a duplex style top-floor unit). Unfortunately, this means the flat is not suitable for wheelchair users or those with significant mobility issues. If you have heavy luggage, be prepared for the stairs.

Toddlers/Babies: Please note there is no baby gate for the internal staircase, and some areas (like windows) might not be fully baby-proof. For this reason, the flat may not be ideal for toddlers or crawling infants. Families with babies are of course welcome, but we advise vigilance due to the stairs.

House Rules: This is a family-friendly home in a quiet building and neighborhood. No parties or events are allowed, and we ask all guests to keep noise to a minimum during nighttime hours (generally 10 PM – 8 AM) to respect our neighbors. Only registered guests are permitted overnight. Smoking is not allowed inside the flat.

Cleanliness: We maintain a high standard of cleanliness for our flat. Prior to your arrival, the space is professionally cleaned and sanitized. During your stay, please treat the space with respect. If you happen to spill or break something, just let us know – we understand accidents happen.

Check-in/Check-out: We offer flexible self check-in with a lockbox (details will be provided before arrival). Check-in is from 4:00 PM onwards, and check-out is by 10:00 AM. We can sometimes accommodate early check-ins or late check-outs if our schedule allows, but please arrange this with us in advance.

While you have plenty to enjoy in Finsbury Park and the immediate neighborhood, you might also consider exploring a few nearby attractions:
- Emirates Stadium (Arsenal Football Club) – Only one stop away on the Tube (or a 20-minute walk). If you’re a football (soccer) fan, consider taking a stadium tour or catching a match if the timing is right.
- Camden Town & Market – A short tube ride (Victoria line to King’s Cross, then one stop on Northern line, or a 15-minute drive) to reach the famous Camden Market known for its alternative culture, food stalls, and canal boat rides.

Getting Around
One of the best perks of this flat is its connectivity. Finsbury Park Station is less than a 10-minute walk away (approximately 0.5 miles). This major station is an interchange for London Underground’s Victoria and Piccadilly lines, as well as multiple National Rail train lines.

In practical terms, this means you can get to many of London’s key destinations very quickly:
- King’s Cross/St. Pancras International – about 5 minutes by tube (one or two stops on the Victoria line). Perfect for catching the Eurostar or exploring the King’s Cross area.
- Oxford Circus (Oxford Street shopping & West End) – roughly 10 minutes by Victoria line direct, making a shopping trip or night out extremely convenient.
- Piccadilly Circus/Covent Garden – about 10-15 minutes via Piccadilly line, for theatres, dining, and London’s famous sights.
